If your application is refused, you may be entitled to apply again without a fee, as long as the new application is for a similar form of development on the same site. The application must be submitted within 12 months of the date of the refusal letter.

If your application is refused, you can appeal to the Planning Inspectorate against the decision or any conditions imposed.

There is no third party right of appeal and most appeals are handled in writing.

You will need to return your appeal form within:

  • 12 weeks for householder applications
  • six months for any other type of application.
