Lodgers and subtenants

Lodgers

You can take in lodgers to share your home with your family as long as you do not overcrowd the property

  • You do not need our permission but you must tell us in advance who will be living in your property and how old they are
  • You agree that if we notify you that a propsed lodger is unsuitable because of our knowledge of past bahaviour or history, you will not allow them to live with you
  • Make sure you know about your rights and those of lodgers. You can find out more about lodgers on the Shelter website

 

Subtenants

You can sublet part of your home but you must get our permission first

  • you must not sublet all of your home

 

Your responsibilities

  • You are responsible for the behaviour of your lodgers or subtenants and for making sure they move out at the end of your tenancy
  • If you receive Universal Credit or Housing Benefit you need to tell them.  It may affect the amount of benefit you are entitled to
  • You must not make a profit from your home. This means that any payments you recieve must be less than the amount you pay in rent
