Dunsfold Park Garden Village

Dunsfold Park aerodrome will be redeveloped to form a new sustainable garden village with public open spaces and facilities, including shops and restaurants. It is commonly referred to as Dunsfold Park.

Planning permission was granted by the Secretary of State in March 2018.  The permitted development will include:

  • 1,800 new homes
  • new school
  • new community centre
  • expanded business park
  • supporting infrastructure.

These new facilities, as well as the expanded business park, will create more local jobs and help to grow the local economy.

This is the first phase in a wider Local Planning Policy to provide around 2,600 new homes on the site (plus associated facilities).

Site Ownership

Trinity College has confirmed that they are seeking to dispose of the site to a new owner.  Further updates will be made when information is available.

Planning Policies relating to Dunsfold Park

The Local Plan Part 1 includes two policies specifically related to Dunsfold Park. Policy SS7 (page 179) sets out the strategic vision and requirements for the site. Policy SS7a (page 184) focuses on achieving a high-quality design-led new Surrey village fit for the 21st century.

On 22 February 2022 Waverley Borough Council adopted an SPD for Dunsfold Park Garden Village.  The SPD covers the masterplan framework and design codes for the site.

Garden Village status

In June 2019, the government gave it Garden Village status. This will provide extra funding and support from Homes England to ensure that Dunsfold Park will be a well-planned and sustainable place to live.

Governance

Strategic Governance Board

This covers cross directorate issues that extend beyond planning.  It includes relevant Portfolio Holders, Directors, Executive Heads and Officers.  The landowner and Surrey County Council are also represented on this board. The Portfolio Holder for Dunsfold Park chairs the meeting.

Advisory Group

This is primarily planning based but does cover other relevant matters.  It includes Portfolio Holder for Dunsfold Park, Local Ward Councillors (Alfold, Bramley, Cranleigh and Dunsfold), representatives from the Parish Councils (Alfold, Bramley, Cranleigh and Dunsfold), Landowner, Executive Heads, Officers and Surrey County Council Highways.

Any decisions on relevant planning applications associated with the garden village follow the scheme of delegation.

Garden Community Forum and New Communities Group

Waverley Borough Council are part of Homes England’s Garden Community Forum.  This is a network of garden communities throughout England that share knowledge, have relevant training events and on occasion visit sites to learn best practice.

The council are also members of the New Community Group led by the Town and Country Planning Association.
